How to see mortgage lender market share in your area

Know who you compete with on every purchase file, and where the openings are.

Lender market share is the portion of loans, or loan dollars, each lender originated in an area over a period. You can estimate it from recorded mortgages and from public HMDA data. Recorded data is more current and goes down to the property; HMDA is official but published once a year. FFIEC: HMDA data publication.

Pick the right market

Choose the area by where the homes are, not where lenders have offices. A national lender may finance hundreds of homes in your ZIP with no local branch. Filter by transaction location for an accurate picture of who wins files near you.

Measure the right thing

  • Volume shows dollars; transactions show how many families each lender served.
  • Purchase vs refinance share separates relationship lending from rate-driven waves.
  • Loan type mix shows who owns FHA, VA or jumbo in your area.
  • The trend over 12–24 months shows who is gaining or losing ground.

Turn the data into action

  1. List the top lenders on purchase loans in your ZIP codes.
  2. For each, see which agents’ buyers they finance most.
  3. Look for agents who use many lenders: no one owns those relationships yet.
  4. Note loan types where competitors are thin, and lead with that strength.
