A useful Realtor–loan officer partnership defines what each professional contributes, how clients approve introductions, and who owns the next step. Homes AVM can provide shared educational context, but the relationship should be built on service quality and reviewed arrangements. A referral is not an entitlement to compensation or access to a client’s private information.
Start with a problem both teams can solve
Choose a narrow problem: buyers arrive at tours without a realistic budget, homeowners misunderstand equity, or requests sit unanswered between teams. Write down what a better experience would look like. This gives the partnership a purpose beyond exchanging names.
Affordability was a leading hurdle in NAR’s 2026 Member Profile release. A coordinated explanation of property costs and financing can help clients understand their choices. That is an editorial reason to build educational resources, not evidence that a particular partnership will produce transactions. NAR: 2026 Member Profile findings.
Define the roles and the handoff
- Realtor: property evidence, search priorities, transaction timing, and market context.
- Loan officer: lending options, payment assumptions, qualification process, and required disclosures.
- Client: goals, contact preferences, and permission for introductions.
- Team owner: response coverage, follow-up assignments, and approved shared materials.
Keep a small shared checklist: the question asked, permission to introduce, the professional responsible, and the next agreed action. Do not place financial documents in a shared marketing folder. Use your organizations’ approved systems and share only what is needed for the requested service.
Review referral and co-marketing arrangements
The CFPB explains that RESPA Section 8 prohibits giving or receiving things of value under an agreement or understanding for referrals of covered settlement-service business. It also addresses unearned fees. These restrictions can apply even when an arrangement is described as marketing or education. CFPB: RESPA Section 8 FAQs.
Before splitting advertising costs, offering benefits, or hosting a joint event, have qualified compliance or legal reviewers assess the specific facts. Do not assume that equal cost sharing makes an arrangement permissible. Actual services, reasonable value, referral expectations, and other requirements need review.
Create one shared resource first
- Pick a common client question, such as the costs of buying after selling.
- Write a short guide and identify each reviewer’s contribution.
- Check property and financing assumptions separately.
- Approve branding, disclosures, contact choices, and any cost arrangements.
- Use the guide in consultations and collect questions that remain unanswered.
How to review the partnership monthly
Discuss response delays, unclear explanations, duplicate contacts, and feedback from clients. Track whether requested introductions receive a useful answer. Avoid paying or rewarding partners based on referrals without the appropriate review. The meeting should improve service and correct process problems.
An invitation you can adapt
Start with one resource and one handoff process. Homes AVM can support the content and report context, while the professionals remain responsible for advice, client permission, and their business arrangements.
